Officials Dedicate New Public Park Named in Honor of Legendary Hudson River Fisherman Henry Gourdine

OSSINING, NY (June 2016) – Westchester County and Ossining Village officials joined with representatives from Ginsburg Development Companies (GDC) to celebrate the grand opening of Harbor Square, a new $65 million, mixed-use luxury rental complex on the Ossining waterfront featuring world-class amenities and services with spectacular views of the Hudson River. The June 23rd event kicked off the grand opening weekend for the public to visit Harbor Square at open houses.

The ribbon-cutting celebration also included the formal dedication of a new public park at Harbor Square named in honor of Henry Gourdine, a legendary local fisherman who spent most of his 94 years harvesting the Hudson with fishing crews. The $1 million public park, which was built by GDC and funded 50% by a grant from New York State, features a children’s playground, waterfront promenade and dock that serves the NY Waterway Haverstraw-to-Ossining commuter ferry.

“Today represents a major milestone for GDC and the Village of Ossining. Working together we have been able to transform a former industrial property into a magnificent mixed-use residential community featuring luxury rental residences, a first-class riverfront restaurant and a new public park where residents and their families can enjoy the incomparable beauty of one of the world’s greatest rivers,” said Martin Ginsburg, Principal of GDC. “As a transit-oriented development, Harbor Square appeals to both millennials and empty-nesters who want the convenience of being just a short walk to the Metro-North train station,” he added.

“The Department of State is proud to help New York State’s waterfront communities become more vibrant and economically developed,” said New York Secretary of State Rossana Rosado. “The completion of Henry Gourdine Park along the Ossining waterfront will improve public access to the Hudson River and provide recreational and economic opportunities for the Village.”

Conveniently located across from the Metro-North train station, Harbor Square features 188 luxury rental apartments in a wide variety of one- and two-bedroom layouts with many featuring separate powder rooms and den/studies with some large enough to function as a guest room. As a waterfront property, many units offer bay windows and balconies with breathtaking views of the Hudson River.

One-bedroom apartments range from a 683 square foot unit priced from $2,395 to a unique 1,114 square-foot one-bedroom that lives like a home with a separate dining room, large den/guest room and two full baths priced at $3,295. Two bedroom units range from $3,195 for a 1,156 square-foot apartment to $6,000 for a 1,448 square-foot Penthouse corner apartment with walls of glass and head-on river views.

The apartment homes at Harbor Square boast fixtures and finishes more often found in a luxury condo than a rental. The Euro-style open kitchens feature center islands or a Parsons table breakfast bar; white lacquer and wood grain cabinetry; quartz countertops; under-mount sink with bar-style faucet with pull down spout, glass backsplash and stainless steel appliances. The designer bathrooms feature walk-in showers in all master baths with an adjustable showerhead. The apartments, which have wood laminate flooring in living areas and premium carpeting in bedrooms, have large walk-in closets, window shades, solid core room doors and a ceiling fan in all master bedrooms.

Other GDC Rentals communities in development include River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers, and The Lofts on Saw Mill River, which features 66 loft-style rental apartments in the Village of Hastings-on-Hudson. Giant American Flag Unfurled to Mark Completion of the Top Floor of the New Luxury Rental Property

OSSINING, NY (October 15, 2015) – Ginsburg Development Companies (GDC) representatives gathered with elected officials from the Village of Ossining and Westchester County today for a “topping-off” event at Harbor Square, the $65 million luxury rental complex featuring world-class amenities and spectacular views of the Hudson River.

More than 200 construction workers attended the festivities, which marked completion of the final floor and roof of the seven-story building. To celebrate this milestone, a gigantic 15-by-25-foot American flag was unfurled along the side of the building. Harbor Square is scheduled to begin leasing in spring 2016.

“We are delighted to celebrate the topping off of this beautiful new building that will bring luxury resort-style living to the Ossining waterfront. Today is also a celebration of the revival of one of the world’s greatest rivers. Harbor Square, located across from the Ossining Metro-North station, will feature 188 luxury rental units, with a mix of studio and 1-, 2- and 3-bedroom apartments. Many will have balconies offering gorgeous views of the waterfront. Resort-style amenities will include full-service concierge; rooftop club lounge; rooftop pool and deck with cabana seating; barbecue stations and an outdoor bar with TV; and first-class spa and fitness center offering personal trainers and spa treatments.

Harbor Square will also feature a 6,000-square-foot restaurant, offering fine and casual dining along the Ossining waterfront. GDC is in discussions with several prominent restaurateurs to operate the restaurant. The restaurant, which will include an outdoor patio that will seat 100 diners, is due to open in summer 2016. As part of the development of Harbor Square, GDC is building a public park with a children’s playground and a promenade with access to the ferry which provides service between Haverstraw and Ossining. The new park will be dedicated next spring.

Harbor Square is among four resort-style luxury rental communities currently under development by GDC in the Hudson Valley. The other three are River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers; The Lofts on Saw Mill River, which features 66 loft-style rental apartments in the Village of Hastings-on-Hudson; and Riverside at Harbors-at-Haverstraw – the second phase of the Harbors-at-Haverstraw project – which features 106 studio, 1 and 2-bedroom apartments and is located directly on the banks of the Hudson in Rockland County. Riverside is more than 50 percent leased since opening in early June.

New Half-Mile Long Park Features Monumental Sculptures and Spectacular Hudson River Views

HAVERSTRAW, NY (July 27, 2015) – Ginsburg Development Companies (GDC) and Haverstraw village officials today celebrated the completion of the final phase of the new Haverstraw Waterfront Promenade Park, a half-mile long village park adjacent to GDC’s Harbors-at-Haverstraw residential development.

Martin Ginsburg, Principal of GDC, turned over a symbolic key to Haverstraw Village Mayor Michael Kohut in a ceremony at the waterfront park. GDC agreed to build a park for the village as part of the Harbors-at-Haverstraw project. Development cost of the new park was $4.5 million.

A new and final permanent sculpture for the park was also dedicated at the event. Named “The Sentinel,” the 34-foot tall red and blue steel sculpture features 7-foot wide steel discs and is topped by a brass sphere. The sculpture was designed by Mr. Ginsburg, GDC Chief Architect Leoncio Torres and sculpture fabricator Mike Fasciano.

The new sculpture joins two other concrete and steel sculptures by renowned sculptor Peter Lundberg and Swedish sculptor Claes Hake. In addition to the new park, the Harbors development also features the Esperanza Fountain, a lagoon with kayak launch and a bridge over the lagoon.

“Today marks another milestone for this innovative development that has transformed a former industrial property into a thriving residential community with spectacular views of the Hudson River. We are particularly pleased to complete this new promenade park where everyone can enjoy the beauty and grandeur of the Hudson as well as world-class sculpture,” said Mr. Ginsburg.

“The Village of Haverstraw welcomes the addition of this portion of Harbors’ Promenade,” said Haverstraw Mayor Michael Kohut. “It completes a picturesque vista on the Hudson shoreline unmatched on either side of the river and moves the promise of miles of public waterfront access closer to reality. I invite all the public to enjoy this park and its access to the beautiful Hudson River.”

The completion of the Haverstraw Waterfront Promenade Park closely follows the grand opening last month of Riverside at Harbors-at-Haverstraw, a new resort-style luxury rental apartment residence located directly on the banks of the Hudson River. Riverside, which is the next phase of Harbors-at-Haverstraw, features 106 spaciously designed studio, 1-, 2- and 3-bedroom apartments.

Creating attractive public spaces with monumental sculpture along the Hudson River has become a hallmark of Mr. Ginsburg’s developments. Last month, GDC installed a towering 42-foot tall sculpture by Peter Lundberg at Harbor Square, a new luxury rental complex that GDC is building on the Ossining waterfront. The sculpture is the centerpiece of a new waterfront park and promenade that GDC is building as part of the Harbor Square complex. Dedication of the new park and promenade is scheduled for September.

Mr. Ginsburg, who has long been an advocate of promoting tourism along the Hudson River, envisions a sculpture trail along other rivertown waterfronts from New York City to Albany and combining with Dia Art Foundation in Beacon and Storm King Art Center in New Windsor to create the largest outdoor museum in the world.

GDC, which last year launched its GDC Rentals brand of luxury rentals, currently has three other resort-style luxury rental projects under construction in the Hudson Valley. They include Harbor Square, a 188-unit luxury rental development on the Ossining waterfront; River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers; and The Lofts on Saw Mill River, 66 loft-style rental apartments in the Village of Hastings-on-Hudson. GDC recently announced plans to transform the former St. Mary’s Convent property in Peekskill into a resort-style tourist destination that would feature a spa, inn, restaurant, 177 luxury apartments and 20 townhomes as well as 50 acres of woodlands and trails to Fort Hill Park. In Yonkers, GDC has unveiled plans for a 55-unit luxury apartment building in the Greystone neighborhood of Yonkers.
