$100 Million Development in Yonkers is GDC’s Third Major Luxury Rental to Open in Westchester in Less Than a Year

YONKERS, NY (May 16, 2017) – Continuing the momentum as the region’s leading developer of resort-style luxury rentals, Ginsburg Development Companies (GDC) today joined with Yonkers Mayor Mike Spano along with other City, County and State officials to celebrate the grand opening of River Tides at Greystone. The new 330-unit luxury rental building features resort-class amenities and spectacular views of the Hudson River and Palisades. The $100 million project is GDC’s third major luxury rental development to open in Westchester in less than a year.

Monthly rents start from $1,925 for a studio, $2,425 for a one bedroom, $2995 for a two bedroom and go up to $6,000 for a corner penthouse apartment.

YONKERS, NY (November 2, 2016) – Ginsburg Development Companies (GDC) today joined with Yonkers Mayor Mike Spano along with other city officials and dignitaries to celebrate the “topping off” of River Tides at Greystone, a new 330-unit luxury rental building featuring resort-class amenities and spectacular views of the Hudson River and Palisades.

The topping off, which marks the completion of the final floor and roof of the north tower, was celebrated with the raising of a giant American flag along the side of the 10-story building. Joining in the festivities were more than 100 construction workers who are working on the $100 million project.

GDC Brings Smoke-Free Apartments to All New Luxury Rentals in Hudson Valley

VALHALLA, NY (April 28, 2015) – Ginsburg Development Companies (GDC), one of the largest residential developers in the Hudson Valley, is implementing a policy of smoke-free apartments in all of its new rental complexes.

The new smoke-free policy applies to almost 700 luxury rental units coming on line in Yonkers, Ossining, Hastings-on-Hudson and Haverstraw. Residents and their guests will be prohibited from smoking in their apartments, the common areas and even outdoor areas such as pools, cabanas and other property amenities.

“This is an idea whose time has come,” said Martin Ginsburg, Founder and Principal of Valhalla-based GDC. “People, especially young adults, are more health-conscious and more sensitive to secondhand smoke than ever before. We’ve had residents complain about smoke drifting in from their neighboring apartments. Even one or two people smoking in a building can make a lot of other residents uncomfortable.”

Ginsburg’s move was applauded by Maureen Kenney, Director of POW’R Against Tobacco, an organization that works to reduce tobacco use in Putnam, Orange, Westchester and Rockland counties.

“Everyone deserves to breathe fresh air,” Kenney said. “As consumers are becoming more aware of the dangers of secondhand smoke, the demand for smoke-free housing options has steadily trended upward over the past decade.”

She cited a study showing that 60 percent of the air in an apartment building comes from surrounding units – a sobering fact in light of a 2014 report from the U.S. Surgeon General which concluded that there is no safe level of exposure to secondhand smoke. Secondhand smoke increases risk of heart disease, cancer and strokes in adults. Children and infants exposed to secondhand smoke are more susceptible to respiratory problems, middle ear disease and Sudden Infant Death Syndrome, according to the Surgeon General.

“We hope that many developers across New York State and across the country will follow Martin Ginsburg’s lead,” Kenney said. “This is a policy decision that will no doubt improve the health and quality of living of his tenants.”

River Tides at Greystone is receiving benefits from the Yonkers Industrial Development Agency that include $3.7 million in mortgage recording tax and sales tax exemptions. “The public-private partnership between GDC and our IDA demonstrates the willingness of our city to work with the private sector to stimulate investment in Yonkers,” said Mayor Spano, Yonkers IDA Chairman. “This property, which has been taxed as vacant land for decades, will now become an important addition to the city’s tax base.”

In addition to generating new tax revenue for Yonkers, River Tides at Greystone is expected to create more than 300 construction jobs over a period of two years.

Westchester-based GDC has been the leading builder of luxury townhome condominiums in the northern suburbs of New York City over the last several decades.
