Second GDC Rentals Development to Open in Less Than 3 Months

HASTINGS-ON-HUDON, NY (September 26, 2016) – Ginsburg Development Companies continues to expand its GDC Rentals brand in Westchester County with the grand opening of The Lofts on Saw Mill River, a $34.9-million luxury rental development in the Village of Hastings-on-Hudson.

County and Village officials joined with GDC executives today for a ribbon-cutting ceremony at the new development located at 419 Saw Mill River Road (Route 9A). The Lofts at Saw Mill River features 66 loft-style rental apartments in three buildings. Two 3-story buildings each include 27 units and one 2-story building includes 12 affordable workforce housing units. The 12 affordable units count towards the affordable units mandated by the County’s affordable housing settlement with the federal government.

Monthly rentals for the market rate apartments range from $2,900 for a large one-bedroom unit (950 SF) to $5,000 for the largest 3-bedroom unit (1,656 SF). The affordable units range from $874 for a studio to $1,484 for a three-bedroom unit. Of the 12 affordable units, three will be available for households earning up to 50 percent area median income (AMI) and nine for households up to 60 percent AMI.

“Today’s grand opening of The Lofts on Saw Mill River completes a journey that began more than a decade ago when we first acquired this site. What was once a former industrial parking lot has now been transformed into an attractive community of contemporary loft-style rental apartments as well as much-needed affordable workforce housing,” said Martin Ginsburg, Principal of GDC. “We are particularly pleased to dedicate to the Village beautiful open space for the public to enjoy,” he added. GDC has dedicated 1.8 acres of “Great Lawn” to the Village and created for the public a pedestrian bridge to the South County Trailway, which runs by the property.

“The financial incentives provided to Ginsburg Development Companies by the Westchester IDA helped make this wonderful project a reality. In addition to creating construction jobs, The Lofts at Saw Mill River is adding to the vitality of Westchester’s economy with high quality rental apartments including affordable units,” said Westchester County Executive Robert P. Astorino.

GDC received financial incentives for the development from the Westchester County Industrial Development Agency (IDA). The project also received financial support from the County for land acquisition and infrastructure.

“Ginsburg’s high-quality developments are always an asset to a community – and Hastings will benefit both from the addition of these new high-end rentals as well as the provision of a dozen units at affordable rates,” said Hastings-on-Hudson Village Mayor Peter Swiderski.

The Lofts at Saw Mill River is GDC’s second new luxury rental development to open in less than three months. In July, GDC opened Harbor Square, a 188-unit luxury rental development on the Ossining waterfront. Harbor Square is already more than 50 percent leased. GDC is nearing completion of River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson River in Yonkers. River Tides at Greystone is scheduled to begin leasing in January 2017. Earlier this month, GDC broke ground on [email protected], a new 55-unit luxury rental apartment building located on Warburton Avenue in Yonkers, one block north of River Tides at Greystone.

“The demand of luxury rentals in the Westchester market continues to grow with millennials as well as empty-nesters looking to live in a community with resort-style amenities and services as well as easy access to mass transit. The level of high quality finishes and design featured in our apartments is unlike anything being offered in the region’s rental market,” said Mr. Ginsburg.

[email protected] offers a serene setting in a boutique building and easy access to Manhattan with Grand Central Station only a 32-minute commute by Metro-North train from the nearby Greystone station.

“We have a real commitment to the Hudson River and the Greystone community. We have built over 700 condominiums in the neighborhood and will be adding almost 400 luxury rental apartments at 1177 and River Tides. While the designs are all different, they share the same attention to detail, quality, landscaping and services that have become the mark of the GDC Rentals brand,” said Martin Ginsburg, principal of GDC.

[email protected] is yet another shining example of the great revitalization efforts we see blossoming here in Yonkers – along the waterfront, overlooking the Palisades” said Yonkers Mayor Mike Spano. “Developers like Ginsburg have the vision to repurpose deteriorating properties into resort-style homes and reclaim our beautiful Hudson River views.”

The [email protected] property is the fifth luxury rental development by GDC in the Hudson Valley corridor. In addition to River Tides at Greystone, GDC recently completed Harbor Square in Ossining and next month will be opening The Lofts on Saw Mill River in Hastings-on-Hudson. In Rockland County, GDC is completing the initial lease-up of Riverside at Harbors-at-Haverstraw, which opened in June 2016.

Giant American Flag Unfurled to Mark Completion of the Top Floor of the New Luxury Rental Property

OSSINING, NY (October 15, 2015) – Ginsburg Development Companies (GDC) representatives gathered with elected officials from the Village of Ossining and Westchester County today for a “topping-off” event at Harbor Square, the $65 million luxury rental complex featuring world-class amenities and spectacular views of the Hudson River.

More than 200 construction workers attended the festivities, which marked completion of the final floor and roof of the seven-story building. To celebrate this milestone, a gigantic 15-by-25-foot American flag was unfurled along the side of the building. Harbor Square is scheduled to begin leasing in spring 2016.

“We are delighted to celebrate the topping off of this beautiful new building that will bring luxury resort-style living to the Ossining waterfront. Today is also a celebration of the revival of one of the world’s greatest rivers. This property, which was once an industrial site, is being transformed into a magnificent waterfront community featuring a first-class restaurant, monumental sculpture and a new public park and promenade. And all just a short walk from the Metro-North train station,” said Martin Ginsburg, Principal of GDC.

“The Harbor Square development will provide high quality rentals to meet the housing needs of younger residents as well as empty-nesters while creating hundreds of construction jobs. The County’s Industrial Development Agency is proud to have partnered with Martin Ginsburg in providing financial incentives for this project. We applaud Martin Ginsburg for his vision in creating this innovative transit oriented development,” said County Executive Robert P. Astorino.

“We are very excited to welcome people to enjoy the glorious Ossining waterfront at the beautiful new park and world-class restaurant,” said Ossining Village Mayor Victoria Gearity.

Harbor Square, located across from the Ossining Metro-North station, will feature 188 luxury rental units, with a mix of studio and 1-, 2- and 3-bedroom apartments. Many will have balconies offering gorgeous views of the waterfront. Resort-style amenities will include full-service concierge; rooftop club lounge; rooftop pool and deck with cabana seating; barbecue stations and an outdoor bar with TV; and first-class spa and fitness center offering personal trainers and spa treatments.

Harbor Square will also feature a 6,000-square-foot restaurant, offering fine and casual dining along the Ossining waterfront. GDC is in discussions with several prominent restaurateurs to operate the restaurant. The restaurant, which will include an outdoor patio that will seat 100 diners, is due to open in summer 2016. As part of the development of Harbor Square, GDC is building a public park with a children’s playground and a promenade with access to the ferry which provides service between Haverstraw and Ossining. The new park will be dedicated next spring.

Harbor Square is among four resort-style luxury rental communities currently under development by GDC in the Hudson Valley. The other three are River Tides at Greystone, a 330-unit luxury rental complex overlooking the Hudson in Yonkers; The Lofts on Saw Mill River, which features 66 loft-style rental apartments in the Village of Hastings-on-Hudson; and Riverside at Harbors-at-Haverstraw – the second phase of the Harbors-at-Haverstraw project – which features 106 studio, 1 and 2-bedroom apartments and is located directly on the banks of the Hudson in Rockland County. Riverside is more than 50 percent leased since opening in early June.
